The subject site (Block 3 Section 62) is 13,775sqm in size and bound by McIntyre Street to the north and Oval to the south. The existing run down Gowrie Court Flats is proposed for demolition and to make place for the new development proposal of 177 units, consisting of 19 townhouses and 158 apartments. Although of a higher density to the local area, the proposed development fits well within its low rise context with the higher buildings set back from the low rise character, overlooking the oval to the south and some distant views of the Parliament House to the north.
